Registration Act, 1908 :
If you are buying an independent bungalow in J.V.P.D. Scheme, in Tenant
ownership society,then the said property can be transferred in your name
after you execute the instrument, pay stamp duty on market value and register
the document with the Registrar of Assurances. Registration means recording
of the contents of the document. The object of registration is conservation
of evidence and title.
Procedure For Registration :
1. Original with two copies-photograph with Butter paper on one side.
2. Two witnesses.
3. Stamp duty as per True Market Value.
4. Certificates - 230-A, U.L.C., 37-I, N.O.C.
5. Charges for Registration - 1% subject to maximum Rs.20,000/-
6. Registration of agreement under M.O.F.A. 1963 also M.A.O.B. 1971-Yes.
7. Time limit for registration 4+4 months, thereafter the deed of confirmation.
